Joining Graham Team Property Management as an investor is simple and straightforward. Owners sign a Property Management Agreement that clearly outlines goals, expectations, and fees—no hidden charges, ever. We prioritize transparency, ensuring all paperwork is easy to understand, and you’ll receive a copy for your records.

Once the agreement is signed, we hit the ground running. Our team conducts a thorough property walk-through, providing recommendations for safety, maintenance, and improvements to attract quality tenants. We can also assist with any necessary repairs.

   Tenant Processing

At The Graham Team, our goal is to find the best-qualified tenant for your property. We conduct thorough checks, including credit, criminal, eviction history, and employment verification, ensuring tenants are reliable and capable of leasing your home.
We keep you informed throughout the process, and proudly adhere to the Fair Housing Act and do not discriminate based on race, color, national origin, religion, sex, familial status or handicap.

   Contracts and Money

Our unmatched attention to detail ensures contractual obligations and financial matters are handled flawlessly. We use the latest forms approved by the Greater Las Vegas Association of REALTORS to protect our clients.

With state-of-the-art accounting software and expert accountants, every transaction is processed accurately. Rent is due on the 1st, late by the 3rd, and late fees apply on the 4th. If unpaid by the 5th, eviction proceedings begin.

Owner disbursements are made on the 10th of each month via ACH for convenience, with checks available upon request.

   Inspection & Maintenance

Protecting your property is a top priority for The Graham Team. We begin every lease with a detailed walk-through, signed by both the tenant and property manager, with photos and videos included.

Periodic inspections are conducted, often alongside general maintenance like air filter replacements. Our team addresses repairs within 24 hours, using trusted vendors and coordinating with home warranty companies when applicable.

Tenants handle minor repairs under $100, while Property Management Agreements set a typical repair limit of $300 for the manager. Any issues exceeding this require owner approval, and all documentation and invoices are shared to keep you informed.

At lease end, we conduct a thorough inspection with photos, ensuring tenant-caused damages are covered by the security deposit. Before relisting, we recommend standard wear-and-tear repairs, handled by the owner.
